Intrepid College Prep Signs Lease to Open 5-12 School in Southeast Nashville

Location will be at Lakeshore Christian Church on Bell Forge Lane East at Bell Road for July 2013 Opening

Intrepid College Prep, a tuition-free public charter school for grades 5-12, has successfully secured a location in Antioch as their future home. Intrepid College Prep will be located within a 22,000-square foot block of open space on the south side of the Lakeshore Christian Church building. Of the partnership with Lakeshore Christian Church, school leader Mia Howard states, “We knew immediately that this space was the right choice for Intrepid. We needed to be located in the Hickory Hollow area to take part in revitalizing this community and we also wanted community stakeholders to stand behind what we’re doing at Intrepid ⎯ providing a high-quality tuition-free choice for families. We found that at Lakeshore.”

Since receiving their approval from the MNPS Board of Education to operate a new middle and high school in Antioch, Intrepid considered many facility options in search of the right space for a small but growing school. “Our facility needs are unique as a slow growth school. We don’t need as much space now as we will need next year, or the year after that but families want and deserve consistency,” says the school’s Facilities Sub-Committee Chair, Crews Johnston.

When Lakeshore acquired the Bell Forge facility in 2007, the space now leased to Intrepid was occupied by Superpetz, the animal supplies retailer. Superpetz vacated the space during their 2010 wave of store closures.

“It takes a very unique tenant to lease space from a church. Because of our strong convictions about the future use of our 22,000-square foot space, we had already passed on other leasing opportunities when along came Intrepid,” said Randy Cordell, Senior Pastor at Lakeshore Christian. “The overarching mission of serving the community is shared by Lakeshore and Intrepid. We think they will be a great fit for the space and look forward to seeing them grow to provide a high-quality education to Nashville youth.”

Although Intrepid will have access to all 22,000-square feet the opening day of school, Intrepid plans to build out only 4,500-square feet of classroom facilities in the first year. They will grow into the space over time until the entirety of the 22,000-square feet consists of new-construction, school-specific facilities.

Community Collaboration

Establishing Intrepid’s school home required significant community collaboration. In addition to community members helping to knock on doors and educate Antioch families about school choice, Intrepid has several board members who volunteered their professional expertise to ensure Intrepid’s search for a long-term space was successful. John Barton, a healthcare group executive with Regions Bank advised Intrepid through the process. Crews Johnston III of real estate firm Cassidy Turley, represented Intrepid during the site selection process. Ryan Holt, Associate Attorney with Sherrard & Roe, PLC, provided legal services during the lease negotiation. All are board members of Intrepid who worked pro-bono on the project. Intrepid College Prep has also worked with Hastings Architecture to design the space.

John Gifford and Austin Benedict, both brokers at the real estate firm Colliers International, represented Lakeshore in marketing the space and negotiating the Intrepid lease. “Both Lakeshore and Intrepid have very unique needs. We’re proud to have participated in a transaction that surpassed some overwhelming challenges including growing a tenant rapidly within space shared by another entity,” said Austin Benedict. “Lakeshore and Intrepid have complimentary use patterns and John and I are satisfied these two will fit very well together.”

About Intrepid College Prep

Intrepid College Prep’s mission is to provide every student in grades five through twelve with the academic foundation, financial literacy, and ethical development necessary to excel in selective colleges, earn professional opportunities, and demonstrate positive leadership. Intrepid College Prep will open to 90 students in fifth grade on July 30, 2013. Creating a unique curriculum, which includes financial literacy in every grade, Intrepid plans to offer three English Language Arts classes, two math classes and science and social studies in its middle school. Intrepid extends longer than most area middle schools with a 190-day school year, and 7:30 am to 5:00 pm school day. Within the longer school day, the school provides tutoring, homework support and daily enrichment in areas like yoga, music, basketball, and art. About Lakeshore Christian Church

Lakeshore Christian Church, located at 5434 Bell Forge Lane East in Antioch, is a 1500-member, non-denominational community church. Lakeshore has been a mainstay in the Antioch community since 1974, when Lakeshore started its church out of a home in the Antioch area. The church moved to their Anderson Road facility in 1977 and remained there until the need for more space necessitated the acquisition of their current space at 5434 Bell Forge Lane East.
